Sellers: 3 Things To Except in Today’s Market

The market has changed. If you want to sell fast, there are things to know.

Sellers now have new expectations when it comes to listing a home. If you want to sell fast and for top dollar, there are a few things about the market that you have to familiarize yourself with, and today I’m sharing what they are:

1. Days on market. The average days on market in your area will directly impact what your options are as a seller. You can no longer slap a for-sale sign on your lawn and expect to sell within a couple of hours. There may be some exceptions to this if you have what buyers desire such as the perfect, HDTV kitchen, a white countertop, etc. However, the average listing right now typically doesn't have everything that buyers would want. 

2. The types of offers you’ll get. Six to seven months ago, buyers couldn't get into a house without a pre-approval letter, and offers with contingency were often passed over. However, we're now seeing contingent offers again, and sellers are paying closing costs. 

3. The pricing and condition of the home. You have to be very specific when it comes to pricing. If you make one mistake, your home will sit too long in the market. Also, first impressions count. Buyers won’t be attracted to your home if they find roughed-up floors and scuff marks on the walls during showings. They'll go right to the next house, because we now have more inventory. They don't have to throw $20,000 to $40,000 over the list price. Staging your home and making sure it’s in the best possible condition will put you in a more advantageous position.
